➺ How to Choose the Right Neighborhood

How many decisions do you think the average person makes in a day? 50? 100? 1000? Sometimes the decisions are as simple as where to have dinner (link to family style post or new restaurant openings post). Other times the decisions are much more life changing, like “what’s our budget for a new home?” or “where should we live?” As important as it is, choosing a neighborhood to buy your next home in should not be a stressful decision. We’ve made a list of factors to consider to help guide you in how to choose your next community.

SAFETY
Is the neighborhood safe? Is it a high crime area? Do you value a gated community? Is it a higher traffic area with commercial properties or more residential? See which Nashville neighborhoods are safest!

LOCATION
How close is it to where you work? Is it a remote location or is it relatively close to the grocery store, bank, gym, and places you visit on a regular basis?

SCHOOL DISTRICT
A very important factor for many! Will your kids have to change schools? Or if you don’t have kids yet, is this a school zone you would want to send your children to? Find out more about Nashville area school districts.

COUNTY
Are you in the same county as your currently live or will you be in a new county? Is there a benefit to staying in your county or will you receive more benefits from changing counties? Remember different counties may have different tax rates. PRICE
Are you getting the most bang for your buck? Could this be the next potential “it” neighborhood where you can sell your property for significantly more than what you bought it for? Or are you planning to stick around for the long haul no matter what happens?

Nashville’s various neighborhoods aren’t just different geographically. Each comes with its own lifestyle and community. One of our favorite destinations for food, coffee, and a scene of locals that are hip but not too wild is 12 South. In this well-developed borough just south of Downtown and near to several of Nashville’s universities, you’ll find active professionals, young families, and some of the city’s trendsetters enjoying the beautiful scenery and local businesses. Here’s what life in 12 South looks like!

Where to Eat

12 South is pretty much a foodie’s paradise. If you are looking to satisfy your sweet tooth, your options range from ice cream at Jeni’s, donuts at Five Daughters Bakery, natural popsicles from Las Paletas or cupcakes at Sprinkles. Feeling a mid-day slump? Local coffee shops Portland Brew and Frothy Monkey can give you the pick-me-up you need. If you are looking for lunch/dinner options, there are endless places to choose from! BarTaco is one of our favorites for fresh tacos and salads (have the plantains!). Flipside, BurgerUp, and Edley’s are all Nashville staples with fun, unique atmospheres and tasty craving-worthy food. Josephine is topping best-restaurant lists in the city and is a must try!

Where to Shop

Now that you’ve eaten your way through 12 South, here are some places you can walk to to walk off those calories. The Reese Witherspoon-owned clothing boutique, Draper James has southern threads like pattered tops and tote bags blazened with “Totes, Y’all.” Imogene + Willie is the ultimate hipster shop with raw custom fit denim and artisan accessories, and White’s Mercantile is one of our favorite shops for gift items and home decor. An added bonus: you can often find a food truck or two like UrbanJuice, RetroSno, or Amelia’s flower truck in front of 12 South’s shops!

What to Do

Take a stroll through Sevier Park with your coffee or ice cream come. There’s a playground for kids and great paths for running or walking. The park hosts several of the city’s favorite outdoor events as well, like Sevier Park Fest, which is coming up May 6th-7th! The 12 South Farmers Market is a great place to buy local. It opens for the season May 3rd and takes place every Tuesday from 3:30-6:30pm.

Where to Live

Beautiful homes in 12 South are not hard to come by. There are several on the market right now that you would file under #realestategoals, and you’d be pleased to know that they just might be in your price range. We especially love a new 3 bed, 2 bath house with 2,696 square feet listed at $579,000 and a gorgeous modern design 4 bed, 2 bath house with 2,767 square feet listed at $669,000. Think bigger is better? There’s a stunning 4 bed, 4 bath on the market with 3,212 square feet listed at $769,000.
